Purpose of the role

The Head of Asset Management is responsible for efficiently managing our property portfolio to maximise our return on investment. They will monitor performance of assets to identify those that are under-performing, taking action quickly and decisively. This person will have strong knowledge of the property market and a good network to evaluate our portofilio and spot opportunities. The role involves negotiating with landlords so we are looking for someone with a track record of negotiating successful outcomes and the ability to think and act in a highly commercial way.

Key areas of responsibility
Put in place robust processes and plans that allow us to efficiently manage and optimize our portolio. We currently operate over 300 business centres, across multiple formats and have significant growth plans.
Lead renewal and rent review negotiations with landlords and property owners to achieve optimum commercial terms for Regus.
Align Asset Management with Development so we have a complete understanding of market opportunities and we can deliver the right strategic outcome for the business.
Manage external consultants to effectively control and reduce property costs, including business rates & service charges.
Manage and develop relationships with external parties that improve our market knowledge and allow us to make informed decisions.
Produce regular reports that track performance of our assets, and cost savings made for the business.
Evaluate capital expenditure investment decisions and make recommendations on what course of action we should take.

Key Skills and Experience
Previous experience of optimising the performance of a sizeable portfolio of assets.
Strong working knowledge of the full Development process.
Strong Financial background, an expereicned negotiator who is used to improving returns.
Commercial acumen, strong awareness of business implications of real estate investment decisions.
Strong communication and interpersonal skills, able to persuade and present information in a simple and compelling way.
Comfortable making decisions evaluating options and considering consequences.
Strong planning and organisational skills, including the ability to prioritise, multi-task, delegate and work effectively with minimal supervision.
Previous experience of putting strong controls and processes in place that allow better business decision making.
Adaptability and flexibility, able to respond quickly to changing demands, processes and information.
