Purpose of the role

The Network Development Manager (NDM) is a pivotal in delivering the network growth of IWG locations through the acquisition of new sites. The NDM is accountable for finding new viable sites, communicating the growth in the flexible work market and promoting the opportunities of our proposition within their designated area to the external property market. The remit focuses on new location development – identify, analyse and negotiate agreements to open locations in accordance with the company’s strategic objectives. This will be done through a combination of partnerships, investment and M&A transactions. 

Key areas of responsibility
•Contribute to writing the business plan to deliver growth targets with other internal stakeholders and support from agents/brokers.
•Benchmarking existing Business Centre performance and competitor performance.
•Analysing customer demand.
•Planning and delivering promotional activity in the property market.
•Planning best fit brand/products to target local demographics.
•Planning best use of brokers and agents.
•Negotiating with Landlords and Investors to deliver the right deal for the right property.
•Work with legal team to deliver the right lease terms for the business.
•Liaise with the construction team to minimise capital spend and maximise trading time.
•Prepare Regus action plan and work orders for agents/brokers.

•The number and type of deal.

•New centre business performance.

Key Skills and Experience 
•Commercial focus – ability to plan and analyse return on property spend.
•Proven negotiating skills in the commercial or retail property market.
•Strong communication and interpersonal skills, able to persuade and identify opportunities for new locations.
•Comfortable making decisions evaluating options and considering consequences.
•Strong planning and organisational skills, including the ability to prioritise, multi-task, delegate and work effectively with minimal supervision.
•Adaptability and flexibility, able to respond quickly to changing demands, processes and information.

•Proven success in self-lead generation and business development. 
•Prior involvement in large-scale, multi-site acquisition programmes.
•Experience at presenting to groups of prospects.
•Previous P&L ownership is highly desirable.
