Job Title: Associate Director
Rate:£50K to £65K Per Year
Description: My client is a leading global provider of integrated facilities and corporate real estate management. We are recruiting an Associate Director to join the team located in London. The successful candidate will report to the Director responsible for leading the Commercial Management and Cost Management Services.

The Associate Director (QS) will lead a team of commercial managers and cost managers that will provide client facing services such as Cost Consultancy and Employer’s Agent type roles which will include client schemes delivered across a number of geographic locations.

The role will generally be required to lead the delivery of commercial projects, and to work within different market sectors including industrial, data centres and retail.

Key Responsibilities:
• Leading bid submissions and fee proposals for professional services
• Client relationship / Stakeholder management
• Carrying out feasibility studies
• Preparing plans, contracts, budgets, bills of quantities and other documentation
• Attending client, design and contractor meetings
• Running client tender / bid processes
• Undertake valuations
• Prepare and issue payment certificates
• Manage change control & negotiate variations
• Providing advice and forecasts about costs
• Project Reporting
• Assist clients with internal financial reporting including cash flow forecasts
• Preparing and submitting final accounts
• Review and recommend for Client’s approval Contractor Final Accounts
• Prepare Final Certificates
• Value Engineering exercises

• Design Team procurement – including scoping of the consultant design packages and preparation of consultant appointments
• Main Contract and Subcontract procurement advice and tender strategy
• Undertake operational review of contract terms & conditions, with commentary advice
• Liaise with insurance advisers and advise on construction related insurances
• Liaise with legal counsels for negotiating amendments etc.
• Pricing schedule preparation
• Preparation & issue of tender enquiry documents
• Administer mid & post tender interviews
• Check tender submissions for errors, omissions, exclusions, qualifications, inconsistencies
• Client bid recommendations & presentations
• Subcontractor / trade package account procurement including scope
• Cost management of subcontractor / trade package accounts
• Sub-contract documentation review & preparation of engrossments
• Ratify pricing and place orders with nominated suppliers and subcontractors
• Cost Engineering as required
• Pricing of variations
• Applications for interim payments and release of retention funds
• Monthly cost / value reconciliations reporting project and package
• Final account preparation, negotiation and agreement
• Out turn cost forecasting
• Post contract completion reviews
• Provide advice on programme elements. Review and challenge documents prepared by others
• Preparation of technical advice notes

Person Specification
• 5+ years’ post degree experience
• Professional Member of Royal Institution of Chartered Surveyors
• Construction / Property related degree qualification
• Very strong technical skillset in area of expertise – Commercial Fit Out
• Proven ability to manage team effectively
• Strong multiČtasking and organizational skills
• Strong commercial awareness
• Strong negotiator
• Strong numeracy skills
• Strong analytical skills

• Client liaising
• High understanding of construction processes
• Good contractual knowledge
