Job Title: Maintenance Manager
Rate:£40K to £48K Per Year    Benefits: DOE + Bens
Description: Our major client is looking to recruit a Maintenance Manager to head up their large estates maintenance department in Northampton.

Job Purpose:
Provide safe, compliant, efficient and effective day to day operational management of the Estates Maintenance department, ensuring the service delivery is at all times responsive to the needs of the organisation.
Managing the responsive breakdown and planned preventative maintenance service, ensuring continual development and updating of the systems to ensure safe, cost effective and compliant maintenance procedures for all assets and buildings.

Main roles & responsibilities:

•Ensuring compliance with statutory and safety legislation in relation to Estate maintenance.
•Promoting and developing the culture of responsiveness, ownership and customer care amongst all Estates staff.
•Manage the Estates workforce including recruitment (and retention), appraisals, training needs/development and attendance and disciplinary matters in accordance with HR policies.
•Management of delegated Estates budgets ensuring economic deployment of resources and materials at all times and managing/developing systems to monitor the cost-effective use of labour and materials.
•Providing assurance and evidence that the estate is compliant with statutory legislation relating to Estates maintenance.
•Develop robust Business Continuity plans for the estate in conjunction with the Head of Estates.
•Managing the procurement of materials/consumables, including management of Estates stores, in compliance procurement policies.
•Costing of work and undertaking surveys and option appraisals as appropriate and evaluating emerging technologies.
•Responsible for the management of grounds, car parks, roadways and gardens ensuring a high standard is maintained.
•Effectively maintain emergency systems and procedures to ensure robust resilience of all plant and infrastructure.
•To act as a source of technical advice with regard to operational maintenance.
•Act as lead/authorised/compliant person for legionella, gas, electrical, etc as agreed with Head of Estates.
•Work in conjunction with the Head of Estates and the Capital Projects Manager to develop and implement the annual prioritised replacement and backlog maintenance programme.
•Programme and manage the annual plan for statutory insurance inspections and initiate remedial works as required.
•Manage and deliver an Estate’s apprenticeship programme
•Participate in the Estates management On-Call rota
•Be available to work additional hours as may be required.

•Ideally educated to Degree level (or equivalent) in mechanical or electrical engineering (minimum HND) (electrically biased preferred) with further postgraduate qualifications and possess managerial experience in the operation and management of electrical, mechanical and building systems within a complex environment.
